If you're buying property in Haryana, you'll encounter the term "Jamabandi" (जमाबंदी) frequently. Understanding this document is crucial for any property transaction.

What is Jamabandi?

Jamabandi is the Record of Rights (RoR) maintained by Haryana's revenue department. It's the primary document that records:

  • Who owns the land
  • The area of the land
  • Land use classification
  • Any encumbrances or liabilities
  • Cultivation and possession details

Think of it as the official "current status" of a land parcel according to the government.

Key Fields in a Jamabandi

How to Access Jamabandi Online

Haryana has digitized land records through the Jamabandi Portal (jamabandi.nic.in):

  1. Select your District → Tehsil → Village
  2. Choose search method: By owner name, Khewat, or Khasra
  3. Enter search criteria
  4. View or download the Jamabandi

Note: The online record is informational. For legal purposes, you may need a certified copy from the tehsil office.

What Jamabandi Tells You (and Doesn't)

It DOES tell you:

  • Current recorded owner
  • Whether mutation is complete
  • Land area and classification
  • Recorded encumbrances

It DOESN'T tell you:

  • Whether the recorded owner is the legitimate owner
  • Complete transaction history
  • Physical possession status
  • Unrecorded encumbrances
