About Our Service
We verify property ownership by analyzing government land records (Jamabandi, mutation records, etc.), cross-referencing owner details, checking for encumbrance/loan signals, and identifying red flags like ownership gaps or name mismatches. We review documents you provide (sale deeds, registry documents) against official records.
No. India follows a presumptive title system — land records are evidence of transaction and possession, not guaranteed proof of ownership. Our verification provides confidence signals based on official records, but it is not a legal guarantee of title. We recommend independent legal counsel for legal decisions.
Each Indian state has different land record systems, formats, and access methods. We've built deep expertise in Haryana's land record infrastructure — including Jamabandi, mutation, and registry systems. This focused approach allows us to deliver more accurate and comprehensive verifications. We plan to expand to other states in the future.
Yes, where information is available. We check for encumbrance signals and loan indicators in the records. However, not all loans are registered in land records (e.g., some bank loans may only appear in bank records). We flag what we find but cannot guarantee a complete view of all encumbrances.
No. Our verification reports are informational and do not constitute legal advice. We provide record-backed analysis to help you make informed decisions, but we are not a law firm and our reports should not replace consultation with qualified legal professionals.
Verification Process
We deliver reports within 48 hours of receiving payment and complete property details. In rare cases involving complex records or government system delays, we'll notify you promptly with a revised timeline.
We can often locate records with partial information (property location + owner name), but more details lead to better verification. If we cannot proceed with the information provided, we'll let you know what additional details would help — before taking payment.
At minimum: property location (District, Tehsil, Village) and the owner/seller name. Ideally also provide: any existing sale deed or registry documents, Jamabandi copies, mutation records, and any property identifiers like Khasra/Khata/Plot numbers. The more you share, the more thorough our analysis.
You can upload documents directly through our secure form. All uploads are encrypted in transit and at rest. We use secure cloud infrastructure and limit access to only the analysts working on your case. Documents are retained only as long as needed for verification.
Currently, our service is focused on verification and analysis. We don't handle registry processes or provide lawyer services. However, we can provide referrals to trusted legal professionals in Haryana if needed — this is a premium add-on coming soon.
Pricing & Payment
The $99 fee covers: complete ownership verification for one property, analysis of government records, review of documents you provide, encumbrance/loan signal check, a comprehensive PDF report, and an optional 15-minute call to discuss findings. No hidden fees.
You don't pay upfront. Submit your property details first, and we'll confirm we can proceed with verification. Payment is collected only after we confirm feasibility and before we begin the analysis.
Each property requires a separate verification at $99 each. For 3+ properties, we offer volume discounts. Contact us at scanmyprop@gmail.com to discuss bulk pricing.
Security & Privacy
We use industry-standard encryption for all data in transit and at rest. Documents are stored on secure cloud infrastructure with strict access controls. Only analysts working on your specific case can access your documents. We do not share or sell your data to third parties.
We retain documents and reports for 90 days after delivery to handle any follow-up questions. After that, documents are permanently deleted. You can request earlier deletion at any time.
